Servicing N.E. Florida

About Us
HomeBright Home Inspections Inc. is a family-owned outfit, rooted in a simple mission: to bring integrity, honesty, professionalism, and neutrality to every job.
We’re here to bring transparency to your biggest investment – your home – so you know exactly what you’re standing on. No shortcuts, no sugarcoating, just the truth.

It all started in 2024, over a passing comment in a coffee shop. We wanted to bring the 5 star service that our partners at MoveBright provide into the home inspection industry. Nothing fancy, just an idea that stuck. Over the next year, we poured ourselves into meetings, planning, and training, and HomeBright was born.
We are veteran owned, proud to say it, and we’ve got years of experience inspecting hundreds of millions of dollars’ worth of military equipment. That’s where we learned precision, accountability, and how to spot a problem before it turns into a disaster. Now, we’re bringing that same grit and know-how to your doorstep.

At HomeBright, it’s not just an inspection – it’s peace of mind, from our family to yours.

Our Services
Keep coming back to find out what we do. New servies could be added...
Home Inspections
We deliver a meticulous visual inspection of your home’s systems and structure, offering an objective perspective no buyer or seller can replicate.
If we find minor issues like a loose railing, we’ll recommend a fix; for complex concerns like faulty wiring, we’ll advise an electrician’s evaluation.
Stand-Alone Insurance Inspections
These targeted visual reviews meet insurance needs, assessing key areas with precision and clarity.
We’ll suggest repairs for simple things like a missing shingle, but if it’s something like an aging electrical panel, we’ll recommend a specialist’s input.
Add-On Services
These optional visual inspections focus on specific areas, enhancing our standard service to suit your priorities.
We’ll call out fixes for straightforward issues like a leaky faucet; anything tricky, like potential mold growth, gets referred to a qualified expert.
Wind Mitigation: We check visible hurricane features like shutters – loose straps get a fix note, but structural doubts go to an engineer.
4-Point Inspection:
We review roof, electrical, plumbing, and HVAC by sight – minor wear gets a repair tip, major issues a specialist referral.
Pool/Spa Inspection:
We assess visible pool parts – a cracked tile’s a fix, but a failing pump needs a pool pro’s opinion.
Mold Assessment:
We spot surface moisture or mold – small patches get a cleanup nod, widespread signs a mold expert’s call.
Termite/WDO Inspection:
We look for pest damage – scattered marks get a treatment suggestion, heavy infestation a pest control referral.
Distressed Property Inspections:
We provide a comprehensive visual inspection of rundown homes – foreclosures or neglected properties – to uncover their real state.
Simple finds like a broken window get a repair recommendation; serious problems like a sagging roof mean a specialist like an engineer should take a look.

OwnerFrequently Asked Questions
1. What does a standard home inspection in Northeast Florida cover?
We perform a thorough visual inspection of the home’s accessible systems and structure—roof, electrical, plumbing, HVAC, and more—identifying visible issues or maintenance needs.
If we spot something simple like a loose doorknob we’ll suggest a fix; for bigger concerns like a damaged roof, we recommend a specialist’s evaluation.
2. How long does a home inspection take in Northeast Florida?
A typical inspection lasts 2 to 3 hours, depending on the home’s size and condition—larger or older homes may take longer.
We deliver a detailed report within 24 hours, often walking you through key findings on-site for clarity.
3. Why are home inspections important in Northeast Florida’s climate?
Our humid, storm-prone area can lead to issues like mold, termite damage, or roof wear, which we catch early with our visual checks.
This helps you avoid surprises and plan repairs before they escalate in this tough environment.
4. What’s the difference between a home inspection and a 4-point inspection?
A home inspection is a comprehensive visual review of the whole property, while a 4-point focuses only on roof, electrical, plumbing, and HVAC for insurance purposes. We offer both—standalone 4-points for insurance needs, or as an add-on to a full inspection.
5. Do I need a wind mitigation inspection in Northeast Florida?
It’s not required, but we recommend it—our visual check of hurricane features like roof straps can qualify you for insurance discounts.
If we see something like a loose tie-down, we’ll suggest fixing it; structural concerns go to an engineer.
6. Can you fix issues found during the inspection?
No, Florida law prevents us from repairing what we inspect to avoid conflicts of interest—we focus solely on providing an unbiased report. We’ll recommend fixes for minor issues or connect you with specialists for bigger problems.
7. What are distressed property inspections, and why might I need one?
These are detailed visual inspections for neglected or foreclosed homes, spotting issues like rot or broken systems common in Northeast Florida’s fixer-uppers. They’re ideal for investors or buyers wanting a clear picture—simple fixes get noted, complex ones referred out.
8. How much does a home inspection cost in Northeast Florida?
Costs vary by home size—our pricing starts at $335 for up to 1,250 sq ft and goes up to $875 for 4,001–4,250 sq ft. Add-ons like mold or termite checks may increase the total, but we keep it transparent and fair.
9. Should I be present at the inspection?
We don’t mind it—you’ll see what we see, ask questions, and understand the home better without the emotional lens of buying or selling. If you can’t attend, our detailed report and follow-up explanation keep you fully informed.
10. What happens if you find termites or mold during the inspection?
We’ll note visible signs of termites or mold and recommend you follow up with a pest control or mold specialist. Northeast Florida’s humidity makes these common, so we keep a keen eye out for them.
